Your own estimator · your prices
Bid Desk is your personal estimator. Upload the plans from any invitation to bid, and get back a takeoff priced with your own numbers and a lump-sum bid ready to send. You stay the one who decides.
First takeoff free. Built by a commercial hardscape sub who got tired of leaving bids on the table.
Illustration of the format. Your rates, your numbers.
How it works
Your unit rates, tiers and markups. The way you already bid, loaded one time.
Drop in the plan set and the bid notes from the invitation you got. That's your whole part.
Quantities with the sheet they came from, your rates applied, and a lump-sum bid ready to paste and send.
Why subs use it
Each quantity says where it came from on the plans and which line of your sheet priced it. Nothing hides in a total.
If something can't be confirmed from the plans or your sheet, it comes back marked for you and stays out of the total.
No national averages. It prices the way you price, so the number sounds like you when the GC reads it.
It never sends anything to a GC. You review the bid, adjust what you want, and send it yourself.

Already on Answered Line?
Every trade you bid, 15 priced takeoffs a month, on the same bill as your receptionist.
Your first takeoff is free. Bring a job you already bid and compare. Need more than your plan includes? Extra takeoffs are $25 each.
Yours. You give us your price sheet, unit rates, tiers, minimums, markups, whatever you bid from today. Every line on your takeoff shows which line of your sheet it came from. If a rate isn't on your sheet, the line comes back flagged for you, never guessed.
Every number is marked. A check means it was read straight off the plans: a schedule, an area tag, a keynote. A tilde means it was calculated from plan dimensions, so field-verify it. TBD means it couldn't be confirmed from the plans and it stays out of the total until you fill it in.
From the invitations you already get. Upload the plan set and the bid notes, and your priced takeoff lands in your inbox. You don't change how GCs reach you.
No. You get the takeoff and a lump-sum bid ready to paste. You look it over and you send it. Nothing goes to a GC without you.
Site and exterior trades first: concrete flatwork, landscape and irrigation, fencing, retaining walls, pavers and hardscape, striping and sealcoat, synthetic turf. Tell us your trade on the sign-up form if it's not listed.
Plans start at $497 a month for one trade and 15 priced takeoffs. Answered Line clients add it to their line for $297 a month. Your first takeoff is free so you can check it against one you already bid.
